Announcement (April 13, 2026)
In December 2025, Council approved a two-year, time-limited, Rental Development Relief Program to improve the viability of rental projects. This project is eligible and has applied to reduce the affordability requirements.
Application (February 25, 2026)
The City of Vancouver has received an application to rezone the subject site from R1-1 (Residential Inclusive) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 23-storey rental building with a 6-storey podium and includes:
- 276 units with 20% of the floor area for below-market units;
- A floor space ratio (FSR) of 6.5; and
- A building height of 82.3 m (270 ft.) with additional height for rooftop amenity space.
This application is being considered under the Transit-Oriented Areas Rezoning Policy
Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.
The opportunity to ask questions through the Q&A is available from September 10 to September 23, 2025.
