The City of Vancouver has received an application to rezone the subject site from R1-1 (Residential Inclusive) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of eight three-storey buildings and includes:

  • 40 strata residential units;
  • A floor space ratio (FSR) of 1.54; and
  • A building height of 10.9 m (36 ft.).

There is currently no enabling rezoning policy for this application. The City is required to process all rezoning applications submitted and staff position on the proposal will be summarized in the staff report to Council later in the application process.

The City’s Tenant Relocation and Protection Policy applies to this site. This policy provides assistance and protections to eligible renters impacted by redevelopment activity. To learn more visit: vancouver.ca/protecting-tenants.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the staff report.

    Thank you for the question. Staff are exploring opportunities to enable development of a mix of housing opportunities (including multiplexes, townhouses and apartments up to 6-storeys) through the Villages Planning Program. To implement these opportunities, staff are proposing City-initiated rezoning of parcels. This site is included in the draft Villages Plan and if the proposed zoning amendments are approved by Council, sites may be able to develop the previously listed building types through a development permit process. Council will be considering the Villages Plan as well as a City-initiated rezoning and ODP amendment for approval in the summer.
