688 W 57th Ave (Parcel C) text amendment

The City of Vancouver has received an application to amend CD-1 (696) (Comprehensive Development) District to increase the maximum height from 29-storeys to 34-storeys, and to add floor area exclusions for common amenity space, mechanical rooms, and in-suite storage.
The text amendment would permit a mixed-use building with the following changes:
- An increase in building height from 90 m (295 ft.) to 108 m (354 ft.);
- An increase in strata units from 217 to 260 units; and
- An increase of the floor space ratio (FSR) from 2.91 to 2.94.
The text amendment would not alter the following components of the previously-approved application:
- 30 supportive housing units;
- A community health centre and childcare centre; and
- Commercial space on the ground floor.
The previously-approved application can be viewed here: https://vancouver.ca/home-property-development/pearson-dogwood.aspx
This application is being considered under the Pearson Dogwood Policy Statement.
Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.
