Francl Architecture has applied to the City of Vancouver for permission to develop the following on this site, a 28-storey, terracing, mixed-use building, with:

  • Retail uses on levels 1 & 2, offices on levels 3-5 and residential above
  • 180 units of Social Housing
  • 648 units of residential a maximum building height of 125.62 m (412.1 ft.) from grade
  • A gross floor area of 93,696 m² (1,008,530 sq. ft.)
  • A maximum height of 85.3 m (279.9 ft.)
  • Five levels of underground parking accessed from the new local street
  • Facilities to accommodate 1,779 bikes

Under the site’s existing CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Development Permit Board.

Please note that a Preliminary Development Permit (DP-2019-00571) was approved by the Development Permit Board on August 4, 2020. No permit is issued during this process but the conditions of approval will be applied to all subsequent complete Development Permit applications.

In response to COVID-19 (Coronavirus), we held an extended online question and answer (Q&A) period in place of an in-person open house for this project.
