The City of Vancouver has received an application to rezone the subject site from DD (Downtown) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 32-storey mixed-use building and includes:

  • 244 strata residential units;
  • Commercial retail space at grade;
  • A floor space ratio (FSR) of 13.3; and
  • A building height of 106 m (348 ft.).

This application is being considered under the Downtown Official Development Plan and the Downtown Rezoning Policy.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    Thank you for the question and apologies for the delay in response. 

     

    This application is in the Downtown area, and is being considered under the Downtown ODP and the Downtown Rezoning Policy. This site is not in the West End. 

     

    Regarding the question of growth across the City, the City is in the midst of adopting the Vancouver Official Development Plan, which is primarily a land use plan that will direct the location, type and intensity of different land uses City-wide.

    In the draft ODP, the West End and the Broadway Plan area are designated ‘Metro Core / Broadway’ in the ODP, which is the urban heart of the City and region providing a dense mix of housing and employment lands and uses. Along Cambie Street is designated a Rapid Transit Area, which are areas within 10 minute walks of existing or future rapid transit stations. More dense building typologies are permitted along Cambie St, proximal to rapid transit stations, and especially at the intersections of King Edward and 41st Ave (Municipal Town Centre -  the second major urban area in the City following Metro core / Broadway). 

     

    The draft ODP and Generalized Land Use (GLU) map are online for viewing and provides guidance on long-term growth in across the City.
