What’s Happening - June 2026
Thank you for your interest in the Rupert and Renfrew Station Area Plan.
As part of plan implementation, several bylaw changes were made earlier this year. The changes included city-initiated rezoning in villages and other low-rise areas. The rezoning made it faster and easier for 4-6 storey residential buildings to be constructed.
Now, as a next stage of plan implementation, we are bringing forward City-initiated rezoning for new mixed-use multifamily buildings (commercial on the ground floor with residential above). This will create new housing and introduce opportunities for new shops and services in the area. The City-initiated changes will make it faster for these types of developments to be approved by the City.
The changes would apply to portions of the village and other low-rise areas. Only parcels on Renfrew St, Broadway St, and Boundary Rd are included. You can view a map here. We are also mailing a written letter to each affected parcel.
Owners of these sites should be aware that the new rules would remove the option to redevelop sites for residential-only uses – e.g. building a new detached house, laneway house, duplex, or multiplex.
A staff report on the city-initiated rezoning to the C-2D district can be found here. On June 2, Council will decide whether or not the report will proceed to a public hearing. If council proceeds with the public hearing it would likely be scheduled in July 2026. If approved at the public hearing, the zoning change would take effect in Fall 2026.
